What exactly do you do for landlords?

Tenant placement, end to end. Professional photos, listing on 20+ rental platforms, all showings, applicant screening (credit, background, income, references), lease preparation, electronic signing, and move-in coordination. We do not handle ongoing property management. Once the tenant moves in, you manage them (or hire a property manager separately).

How is this different from a property management company?

A property manager charges monthly (typically 8-12% of rent) for ongoing operations. Seacoast Rentals charges one time, on lease signing only. If you're hands-on with your tenants but tired of the leasing process, we're the right fit. If you want someone to handle 3am leaky-pipe calls, you want a property manager.

Why one month's rent? How did you land on that price?

It's the standard placement fee in our market and it reflects the actual work: typically 15-25 hours of marketing, showings, screening, and paperwork per unit. We earn it on lease signing or we earn nothing.

How fast can you fill a vacancy?

It depends on price, unit condition, and current demand in your town. We talk through realistic expectations with you before listing, and we tell you upfront if we think your asking rent will slow the lease.

Do you work with single units or only portfolios?

Both. Many of our clients own one or two rentals. Others have 30+ units across the Seacoast. The process is the same.

Are you licensed?

Yes. Seacoast Rentals is a leasing brand of Stone Keane Realty, a licensed New Hampshire real estate brokerage. Evan Cochran is the broker of record (NH license active). Franco DiRienzo holds an active NH salesperson license.

What towns do you cover?

Primary coverage: Portsmouth, Dover, Rochester, Somersworth, Newmarket, Rollinsford, Farmington, Barrington, Lee, Madbury, Newington, Greenland, Stratham, Newfields, Exeter, Hampton. If you own a rental anywhere in Strafford or Rockingham County, ask. We likely cover it.

Can I cancel if I change my mind?

Yes. There's no upfront contract that commits you to pay us regardless. If you list with us and find your own tenant before we do, you pay nothing. If we haven't placed someone after 30 days and you want to pull the listing, you pay nothing.
