No. Seacoast Rentals is a tenant placement service only. We market the unit, screen applicants, prepare the lease, and coordinate move-in. After the tenant moves in, you manage the property (or we can refer you to a property manager). Many of our clients prefer this model because they keep the monthly rent and only pay us once.
Full credit check, criminal background check, eviction history, employment and income verification, and direct calls to previous landlords. We document everything and share the file with you. You make the final decision on who to lease to.
No. We own 25+ units of our own across the Seacoast. The screening we run on your applicants is the same screening we run on ours. We will not place a tenant we wouldn't accept ourselves.
Yes. Zillow, Apartments.com, Realtor.com, HotPads, Trulia, Facebook Marketplace, the MLS where applicable, and 15+ other platforms. The same listing syndicates everywhere within hours.
Yes. Most of our clients are out-of-state owners. We handle all showings, applicant communication, lease signing electronically, and move-in coordination. You never need to be in Rochester.
We screen heavily to minimize this, but it can happen. We'll re-list and re-place at our standard rate. We don't guarantee tenant retention (no honest leasing agent does), but our placement track record over 20+ years says our screening works.
