Full credit report (with FICO score), nationwide criminal background check, eviction history search, employment verification, income verification (typically requesting two most recent pay stubs and prior year W-2 or tax return), and direct phone calls to the applicant's two most recent landlords.
Typically 24-48 hours from a complete application. The slowest piece is usually getting prior landlords on the phone.
We look at the full picture rather than a single number. A credit score above 650, gross monthly income at least 3x the rent, no evictions in the last seven years, no recent violent or property-related criminal history, and positive landlord references. Below those bars, we discuss with you before recommending.
