How quickly can you have my vacancy listed?

48 hours from initial conversation in most cases. Faster if we already have the photos or you send them. Listing goes live on Zillow, Apartments.com, Realtor.com, HotPads, Trulia, Facebook Marketplace, MLS, and 15+ other platforms simultaneously.

How long should I expect it to take to lease?

It varies by price, unit condition, and demand in your town. Mispriced units can sit for months. We tell you upfront if we think your asking rent needs to come down before we list.

Every day vacant costs me money. What's slowing your process down?

Three things, in order: applicant scheduling, document collection for screening, and lease coordination across multiple parties. We push hard on all three. From a complete application, we can typically have a signed lease and security deposit within 5 business days.

Do you have photos that actually work?

Yes. Wide-angle, well-lit, professionally edited. Bad photos are the single biggest reason listings sit. Good photos can pull 3x the applications of average photos. We do not skip this step.

What if my unit needs work before listing?

We'll tell you what needs to happen before we'd list it (paint, cleaning, minor repairs). We can coordinate trades from our regular vendor list and bill you directly, or you handle it yourself. We don't list units that won't show well. It wastes everyone's time.

Will you tell me if my asking rent is too high?

Always. We'd rather have an honest conversation up front than burn three weeks on a listing nobody is going to apply for. We base the recommendation on actual leases we've signed in the last 90 days in your town.
